Town Plan
This plan follows a grid pattern as the topography is relatively flat (see Fig. 10). The site is anchored by an institutional area to the north, a guest house to the east, and a bus terminal to the west. A Zangtopelri would be the central focus of the public square while a cinema hall would function as the main attraction in town. A fuel station, located in the depressed area off the road to Shengana would attract passing traffic along the east-west and north-south highways. A police and fire station is also provided. The site is laid out so that individual buildings receive the maximum natural light. An all in one institutional building where all utility bills can be paid is provided near the Public Plaza. A bank and post office within the same building offers more convenience to the residents. A provision is also kept for a Guest House at the top end of the site. All roads have 18m Right of Way (ROW), and 7m service access from the back. There are 112 plots measuring 301sqm each (14m by 21.5m plot). At an average of 2 shops per plot, this layout can accommodate 244 shops. At an average household size of 5, this plan can accommodate a population of 2240 if the maximum building height is 3.
Future expansion would be in the area immediately north of the proposed township. The expansion area is currently under agricultural land use and measures approximately 22 ha. As this area is one of the fastest growing suburbs within Wangdue, a local area plan has to be drawn up at the earliest to plan the growth. Presently, urban development in this particular area is unplanned, and therefore infrastructure provision in the future will be difficult.
