Design guidelines are important tools to ensure that the built environment
conforms with the approved plans. The new constructions within the New
Bajo Town will be subject to the following design guidelines:
1. A standard plot measures 15m (width) by 20m (depth)
2. Corners plots, and plots fronting a public walkway will be subject
to double frontage, i.e. kachens and rabsey should be provided on the
building sides that front into a street or a public walkway.
3. Cantilevered projections/balconies shall not be allowed at the sides
and front of the building. Projected balconies will be considered at the
rear of the buildings.
4. Building setbacks specified in the Bhutan Building Rules 2000 for commercial
buildings shall be followed. The BBR specifies 1.5 m front setback, 2.0
m side setback, and 5.0 m rear setback.
5. Spetic tanks and soak away pits shall be placed within the rear set
back only.
6. Encroachments on service lanes shall be severely dealt with as per
the local rules.
7. All buildings shall comply with the traditional architectural guidelines,
including the provision of kachhens at the street/walkway level.
8. 'Common wall' construction will be considered for adjacent plots only.
The maximum number of plots undertaking a 'common wall' construction shall
not be more than two adjacent plots (602 sqm).
9. The maximum building height shall be 3 stories.
10. Yearly vacant land and underutilization tax shall be imposed on vacant/undeveloped
plots after two years from the date of plot allotment.
