for Phase III development
Area Plan which is environmentally friendly and capable of functioning in a sustainable manner is necessary in order to facilitate the implementation of the plan in line with the phase I and II plans. The plan covers an area of approximately 20.7 acres of the land. 15.7 acres of the land has already been acquired in 1996 along with phase II development. An additional 4.3 acres of land need to be acquired for the effective implementation of the approved plan.
The presence of the existing buildings made the plotting exercise complicated and necessitated carving of irregular plots, narrow roads (e.g. 4m ROW) and little deviation from grid pattern development. Presently, the land use is residential with small kitchen garden.
